The rule

30 days after the tenant surrenders the premises AND provides a forwarding address. The landlord's refund + written description of deductions must be mailed to the forwarding address (§92.103).

Watch out in Texas:
  • Strongest tenant remedy in the country: bad faith is presumed on a missed deadline, and the penalty stacks ($100 + treble + fees).
  • Forwarding-address trap: no forwarding address, no 30-day clock — always provide it in writing.
  • No deposit cap under state law.
